What is a Soil Report?
Soil Reports are assessments finalised by an external provider that offer valuable information regarding soil types present at a site. By assessing these soil types, the report offers engineers and Surveyors insight into how a property may need to be constructed safely in order to meet the relevant standards of compliance.
How Do I Manage my Subdivision?
Subdivisions are often managed via a Council Platform called Spear. With the support of your Surveyor, you will be able to assess the conditions listed for your property that the Council believes need to be addressed before you receive a Statement of Compliance.
How Long Can I Expect the Build to Last?
The duration of a build is heavily influenced by several factors. Although ABL Group strive to ensure your property is finalised on time, delays will rely on the client’s ability to ensure that all Permits and Applications are current and that there is no outstanding paperwork. Depending on what sort of property you are finalising – a single storey home, or several multi-storey units – your construction completion time will vary anywhere between 6 – 12 months.
Variation
The term, ‘variation’ refers to a difference or change within a financial contract. In the event that ABL Group personally pays for an item listed on an exclusions list, a variation with the original invoice and payment receipt is issued to the client. The client is then invoiced for the variations and pay the outstanding amount to ABL Group.
Heritage Listed
Prior to purchasing any standing property or land, it is advised to research the property’s current heritage listing and determine if there are any heritage protections in place. If you are looking to develop or renovate a site, heritage listings may inhibit your ability to do so.
Inclusion
An inclusion is an item listed in a building contract that includes all items and areas that the contract and final quote cover during construction.
Exclusion
Just as each contract will document a list of inclusions, so too may exclusions be outlined. In the event that an item is not included in the contract, it will be classified as an exclusion and simply mean that the final quote for the construction of the property will not include items documented as an exclusion, or that have not been documented in the contract.
Arborist Report & Tree Protection Zone
Prior to any construction, any property or site within the vicinity of trees require a Council approved Arborist’s Report in order to assess the value of the tree and establish whether any protections need to be applied. In the event that a tree is considered in need of protection, a tree protection zone will need to be established around the tree and a protection bond will be required by the Council.
